We’re thrilled to announce a major milestone for Brett Martin! IPD has successfully secured planning permission for a state-of-the-art warehouse and production facility, complete with modern offices, on Cemetery Lane, Staveley. This exciting £15 million investment is set to boost the Chesterfield economy, creating around 60 new jobs while enhancing the efficiency and sustainability of Brett Martin’s UK product distribution.
Innovative Solutions for Complex Challenges
Our role in this ambitious project involved tackling some of the most critical planning and design challenges:
Traffic & Transport Expertise: We developed a comprehensive Transport Statement to assess trip generation, ensuring the project would integrate seamlessly into the local highway network without causing congestion. We also explored the feasibility of a new access point on Fan Road, enabling safe and efficient HGV turning.
Site Engineering : The sloping topography of the previously developed land demanded a meticulous earthworks balancing exercise to create optimal levels for the 9,700sqm facility, HGV yards, and parking areas, whilst still delivering suitable access gradients.
Sustainability First: Our Movement Strategy aligned with Paragraph 108 of the NPPF, showcasing how active travel options via the Trans-Pennine Trail and local public transport were prioritised in the design.
Flood Risk Mitigation: By preparing a robust Flood Risk Assessment and Drainage Strategy, we integrated sustainable urban drainage systems to enhance surface water management, delivering a net improvement over the brownfield site conditions.
