Our team have extensive knowledge in this area, and have the capabilities of undertaking flood risk assessments for both residential and commercial developments and in flood zones 1, 2 and 3. Our team are always up to date with legislation and the latest research in flood management techniques, allowing us to offer a variety of solutions for even the most challenging of sites.
At IPD, we deliver a broad range of planning services, built on three core principles: understanding our clients’ objectives and priorities, producing accurate and robust technical reports, and managing the planning process to ensure every client’s goals are met.
This client briefing stage is a crucial part of the planning process. Depending on the scale and nature of a proposal, negotiation and compromise may be required as the application progresses. We prioritise understanding our clients’ needs and aspirations so we can clearly distinguish between the essential, the non-negotiable, and the elements that can be adapted in the interest of compromise. Our team is committed to not only exceeding client expectations but also delivering outcomes that align with our own values.
This pre-application stage involves early engagement with the planning authority and key stakeholders before a formal planning submission is made. It plays a vital role in assessing the deliverability of a client’s aspirations and determining whether promoting the site aligns with our core values. As the advice provided at this stage is often cautious and caveated, our ability to interpret the detail, identify opportunities, and negotiate effectively is essential in securing the most advantageous outcome for our clients.
This is the design and preparation stage, during which we assemble a team whose skills align with the specific needs of the project. We work with a range of highly capable professionals, each with particular strengths—some best suited to rural environments, others specialising in commercial or residential development. Selecting the right team is essential to ensuring we deliver the most effective and appropriate design solution.
This is the application stage, where we proactively manage the planning process once it becomes live. We closely monitor the planning portal for representations and consultation responses, logging these in a tracker and preparing replies as needed. Our team maintains regular communication with the planning officer to address issues promptly and negotiate effective solutions to any objections.
At IPD, we have a strong track record of securing planning approvals, supported by our core values which underpin every stage of the process. We focus on building rapport and fostering a collaborative relationship with planning officers, while diligently monitoring all published correspondence and clearly communicating the benefits a scheme will bring to the wider community. While robust technical arguments are essential and fully addressed, we believe the real art of gaining support lies in presenting the vision on an emotional level—something our team excels at.
We develop drainage strategies by assessing and advising on the most appropriate foul and surface water solutions for a site, establishing the key principles for their effective management. These strategies work alongside the flood risk assessment to demonstrate to the planning authority that a robust and deliverable approach to water disposal has been identified.
We provide transport planning services that assess how developments influence travel and the surrounding highway network. With over twenty years’ experience, our team delivers the detailed transport assessments, plans and statements required by local highway authorities to support planning applications. We review the existing highway environment, evaluate its capacity to accommodate additional traffic, and analyse local accident data to identify any safety issues—ensuring our clients’ proposals are robust, compliant, and well-supported.
We can carry out Phase 1 Assessments to identify potential geotechnical, geo-environmental and coal mining–related hazards that could affect a proposed development. This includes assessing contamination risks and providing initial advice on any remediation work needed to make the site suitable for its intended use. We also undertake Phase 2 ground investigations to establish the site’s geotechnical and geo-environmental conditions, and where necessary, prepare remediation strategies to ensure the site is safe, compliant, and fit for purpose.
Our experienced team is passionate about delivering drainage design solutions that minimise cost and effectively mitigate flood risk. We are industry leaders in the development of Sustainable Drainage Systems (SuDS), providing expert guidance and innovation in the design and approval of successful SuDS schemes.
We focus on identifying the right approach to managing surface water, supported by extensive expertise in a wide range of flood management techniques. Our SuDS, flood risk and drainage team works across a diverse portfolio of residential and commercial projects, providing tailored solutions to meet each development’s unique needs.
With many planning applications now requiring sustainable drainage, our team designs both surface and below-ground features such as rills, swales, rain gardens, filter strips, detention basins and wetlands. Early involvement allows us to embed these solutions into the masterplan, optimising development potential and creating versatile, multi-use spaces.
Our team utilises advanced drainage and channel flow modelling software to deliver resilient, optimised designs and to generate the technical calculations required for Building Regulations compliance, Planning Approval, Section 106/104 Agreements, and BREEAM certification.
From single-plot foul flow assessments to the design of large-scale foul pumping systems, our team can identify the most appropriate solution to deliver an efficient foul drainage strategy for your development.
Our strong working relationships with water authorities support our management of design submissions and the technical approval process under the Water Industry Act 1991, including Section 104 (adoption of new sewers), Section 106 (connection to an existing sewer) and Section 185 (diversion of existing sewers).
From site feasibility through to construction, we assess, design and model the most appropriate drainage solutions. Early involvement at the pre-planning stage allows us to optimise the site layout, reducing land take and lowering overall build costs.
From initial project feasibility through to infrastructure construction, IPD provides the transport, traffic and highway engineering expertise needed to support your project from concept through to implementation.
We provide a comprehensive range of detailed highway design services for developments of all scales, offering engineering support and guidance across:
Link Design: Highway alignment and geometric design
Junction Design: Development of junction layouts and geometry
Traffic Signals: Design and validation of signal-controlled junctions
Highway Geometry: Horizontal and vertical highway geometric design
Section 38 Approvals: Preparation and submission of designs for Section 38 adoption
Section 278 Approvals: Preparation and submission of designs for Section 278 works
With extensive experience built over many years, our team delivers high-quality designs tailored to the specific needs of each project. This ensures we provide efficient, commercially focused solutions for a wide range of private sector clients.
We recognise that earthworks can represent a significant cost in any development. We work to minimise these costs by producing accurate 3D ground models that help achieve an optimal cut-and-fill balance.
This process informs finished floor levels and external works requirements, enabling us to deliver cost-effective and sustainable solutions for our clients.
A structure must be designed to withstand the environmental conditions of its location, making robust structural design essential even for the most complex challenges. While we do not provide structural engineering services in-house, our team can guide you and connect you with trusted specialists for:
Superstructure Design: Structural design of all elements built above the foundation
Foundations Design: Assessment and design of foundation solutions based on ground conditions
Retaining Walls Design: Design of walls required for effective earth retention
Planning and Design to Create a Sustainable Future
We guide projects from feasibility through to delivery with expertise in planning, infrastructure design and technical approvals. Our collaborative approach ensures every project reaches its full potential and is set up for long-term success.
