IPD worked as part of a multi-disciplinary team to achieve planning permission for a commercial development, including offices, retail, and a drive through coffee shop on land at Egstow Park, Clay Cross. As part of the team, IPD provided highways advice and prepared a robust Transport Statement and Travel Plan to support the planning application.
We provided a robust technical argument that drive through coffee shop generated very few ‘new’ vehicle trips on the local highway network. In fact, according to TRICS research papers, less than 10% of total trips to a drive through coffee shop are considered to be ‘new’ as the majority of customers pass-by the coffee shop on their way to their primary destination. We assessed the trips against the wider committed development for the Egstow Park Strategic Urban Extension and concluded that the proposed development trips would not impact current highway capacity.
We also provided professional highways advice to architects on the internal layout of the proposed development, to ensure that the development achieved an acceptable movement strategy and demonstrate that the development would not create a severe impact on highway safety in accordance with Paragraph 111 of the NPPF. We also prepared a Travel Plan to set out how the development, and future employees will monitor and reduce their reliance on single-occupancy car journeys, encouraging active travel and multi-modal public transport journey to achieve a more sustainable future.
