IPD have been working with Midbrook Buildings and George Henshaw Architecture to provide specialist flood risk, drainage, and transport advice on their project at James Watt Marina, Greenock for a new marina building. We prepared a Flood Risk Assessment to demonstrate that the proposed development accorded with Policy 22 of National Planning Framework 4, demonstrating that the development met the 4-tests of Policy 22 as water-compatible development, liaising with the Scottish Environment Protection Agency to ensure that the site, allocated for regeneration within the Inverclyde Local Development Plan can be brought into positive use without compromising the long-term safety and resilience. We also prepared a Surface Water Management Plan to set out a scheme utilising SUDS principles for the sustainable management of surface water from the development site.
IPD also provided Transport Planning advice to address concerns of from the Roads Authority of the development’s traffic generation and parking demand; assessing trip generation from the proposed development and surrounding extant land uses, and assessing the site’s proximity to surrounding public transport services to demonstrate the site’s sustainable location within the old Dockyards of Greenock would help to encourage modal shift for commuting to and from the development utilising public transport along the A8 Strategic Road corridor and several mainline railway stations.
