IPD is pleased to have supported the successful planning approval for a proposed new Church Hall and 33 apartments for over-55s on land to the south of 205 Chesterfield Road, Holmewood.
As part of a multi-disciplinary project team, IPD was commissioned to provide specialist planning support services in relation to transport, highways, flood risk and drainage. Our role helped inform the emerging design, support the planning submission and address technical matters raised during the application process.
IPD provided pre-application support to help de-risk the planning process and ensure the development proposals were informed by robust technical advice from the outset.
This included preparing a Transport Assessment Scoping Note, setting out the parameters and methodology for the Transport Assessment. This helped ensure that the correct methods of assessment were agreed early and that abortive work was minimised.
We also prepared a Drainage Feasibility Study to establish how the site could be drained. This included sketches of proposed SuDS features and drainage runs, helping the project architect shape the site layout around practical drainage requirements.
As part of the project team, IPD also attended a Design Review Panel to present and discuss key transport and drainage considerations. This included reviewing parking provision, ensuring the proposed parking areas were appropriately designed and exploring how sustainable travel could be incorporated into the scheme.
To support the planning application, IPD prepared a suite of technical documents and drawings, including:

These documents provided the technical evidence required to demonstrate that the proposed development could be delivered safely, sustainably and in accordance with relevant planning and technical requirements.
During the planning application process, IPD provided technical support in response to consultee comments, including comments from the Lead Local Flood Authority.
We also held discussions with the Local Highway Authority to address concerns relating to traffic impact and parking accumulation. Working closely with the Local Highway Authority and the client team, we provided additional information demonstrating that our original trip generation and parking assessment were sufficiently robust.
This collaborative approach helped resolve the highways concerns and resulted in the Local Highway Authority removing its request for a deferral.
The project has now secured planning approval and is moving forward.
